Frequently asked questions
The first stage of the estate, comprising 68 urban villas, has already received its occupancy permit. That means you can collect the keys even on the day you sign the contract.
We hand the villas over in developer-finish standard, which lets you start fit-out work straight after purchase. To make this stage easier, we offer
URBA’s end-to-end support, built on direct cooperation between designer and contractor. With that, the turn-key fit-out usually takes around 4–5 months.
If you are pressed for time, our offer also includes four show villas — fully finished, furnished and ready to move into right away.
We are also planning the next stage of the investment, which will introduce new layouts and floor areas for the apartments and houses.
Step 1 — Meeting with an advisor: Check the available units and book a visit to the estate. It is the best way to feel the atmosphere of the place and to judge its potential with your own eyes.
Step 2 — Reservation: We reserve your chosen unit to give you time to take care of the financial formalities. If you need a mortgage, you can use — free of charge — the support of the independent financial advisors who cooperate with URBA.
Step 3 — Notarial agreement: At the notary’s office we sign a preliminary agreement that sets out the price, the finishing standard and the handover date. This is also the right moment to commission a fit-out design from our interior architects.
Step 4 — Financing: If you are using financing, upon signing the contract you will receive the full set of documents for the bank, which lets the mortgage be drawn down smoothly, in line with the schedule.
Step 5 — Technical handover: When the unit is ready, we meet on site to confirm together that the work matches the contract, sign the handover protocol, and hand you the keys.
Step 6 — Transfer of ownership: The final step is the notarial deed transferring ownership. Once the formalities are complete, you can start finishing your new home, with the professional support of URBA’s team.
We rely on modern solutions and certified materials.
For construction, we used the modern MABUDO ROBUST prefabricated walls with PIR thermal insulation. Thanks to an exceptionally low thermal conductivity coefficient (0.022 W/m·K) and the wall’s acoustic parameters, your home will be energy-efficient and quiet.
Heat recovery ventilation: the top-class Thessla Green system (AirPack4 series) with intelligent filter control.
Clean air: a Particle+ central air purifier with a HEPA H13 filter (class A), which removes up to 99% of smog and allergens.
PV energy: a complete photovoltaic installation with panels on the roof.
Heating: a modern Stiebel Eltron heat pump (HPA-O 8 CS PLUS) with hydraulic modules and a hot-water tank.
Technical readiness: wiring for an EV charger, air conditioning and an intruder-and-hold-up alarm system (SSWiN).
The investment is being delivered in the spirit of green building.
The use of prefabrication allowed us to cut construction waste. The combination of MABUDO walls with a heat pump and photovoltaics genuinely lowers the running costs.
The ecological character of the estate is reinforced by rainwater-recovery systems and by Urba Farming — a certified organic farm that supplies residents with healthy food.
A healthy lifestyle and sustainable development will be a natural part of residents’ everyday life.
The estate’s development as urban villas references the townhouses known from London and New York. The arrangement of four urban villas joined into one volume gives the unit the qualities of both an apartment and a house. Each villa has a ground floor, an upper floor, a mezzanine, and a private garden and loggia.
